The observed slate slippage is attributed to the deterioration of the original fixings—either nails or wooden pegs—and the general ageing of the supporting timber battens. In our assessment, the extent of slippage now warrants re-laying of slates onto a breathable sarking membrane, using new timber battens to ensure a durable and watertight roof for the future.

While the lead valley currently appears watertight, some of the junctions between the materials may become vulnerable to failure over time. We recommend setting aside a budget for potential future repairs or replacement of sections of the lead valley to prevent any moisture ingress in this location.

The re-slating works should be co-ordinated with the joinery repairs outlined in section 3.6 of this report.

Further works to secure a stone flag to the front porch roof are also required.

The gutters contained accumulations of debris at the time of inspection. We recommend that all the gutters are cleared of obstructions and inspected for stability and proper connectivity at the same time the roofing works are carried out. Additionally, any accumulations of debris or vegetation to the lead roof valley and lead back gutter to the chimney stack, should also be cleared. The gutters should then be cleared of obstructions on a periodic basis to prevent any blockages occurring and to ensure the efficient discharge of rainwater.

The roof edge joinery is in mixed condition. Areas where recent building and replacement works have been carried out remain in sound condition. However, older sections of timber, likely original, are deteriorating and have varying degrees of decay
